• Real Estate Finance & Underwriting: DCF models from rent roll to stabilized NOI across a $250M multifamily portfolio; capital stack and debt-structure analysis on $500M+ in transactions (MRK Partners, CBRE Capital Markets, PMI Properties, Lever Capital Partners).
• Applied Analytics & Data Systems: Python ETL pipelines that reconciled 269 underwriting workbooks and 193 capital approval records into one reporting database across Rexford Industrial's 409-property, 49.9M SF portfolio, cutting 3–5 hours of manual data prep per analyst each week; Power BI dashboards at MRK Partners that cut 15 hours per week from LP reporting.
• AI Strategy & Workflow Development: Agentic workflows and MCP tools built with Claude and Microsoft Copilot Studio at Rexford Industrial — shipped independently and used daily to automate data cleaning and analysis.
• Investment Analysis: $2.3M in expense-optimization opportunities identified through T12 utility cost variance analysis; quarterly bond-covenant compliance reporting across 25 assets, presented directly to the CFO.
• Entrepreneurship: Founder of Santa Fe Botanicals, a DTC e-commerce brand — LLC formation, private-label manufacturing, unit economics, and paid acquisition, end to end.

From New Mexico to USC

I grew up in New Mexico, in a family that knew displacement and income discrimination firsthand — where access to resources, mentorship, and opportunity was scarce. The education system failed me, and for a while I failed inside it: I finished high school having failed most of my classes.

What never failed was the learning. With little support around me, I taught myself — sourcing my own materials, building my own projects, and treating every skill as something I could earn without permission.

USC took a chance on me and admitted me with university grants that covered my full tuition. I've treated that privilege as something to repay in effort ever since.

I finished my USC degree in August 2026 after three years working in Los Angeles commercial real estate: underwriting institutional multifamily portfolios, analyzing capital markets transactions, building data and AI systems for one of the country's largest industrial REITs, and running an e-commerce company I founded. The through-line hasn't changed: learn relentlessly, build practically, and turn scarce resources into results.
